Who Does Your Agent Represent?
You or the Builder?
When asked this question, most people answer, "What do you mean, who are they representing? Me, of course!" Unfortunately, this is not true.

According to Arizona state agency laws, your relationship with the site agent for new homes is one of sub-agency. What does this mean? It means that while the site agent has some responsibilities in regards to servicing you, his ultimate responsibility is to the builder. They will have your best interests in mind, but when the day is done, "the house always wins."
Fortunately, almost all builders work with real estate agents. If you have your own agent to represent your interests, the builder pays their fees. Your agent can take care of all of the smaller details for you and will give you an unbiased opinion on real estate questions that you will have throughout the new home building process. To have an agent represent you, however, there is one very important thing to remember:


Do not fill out a registration card without an agent present!
